10 years at once
The card is issued for 10 years and extended for another 10. No annual re-confirmation of conditions and no waiting for decisions: one cycle per decade.
A Hungarian residence permit issued for 10 years at once for real estate fund units from EUR 250,000 or a donation to a university from EUR 1,000,000. No requirement to live in the country, the right to work and run a business, and the same term for the whole family. This is the current programme under Act XC of 2023, running since 1 July 2024, not the old EUR 150,000 scheme closed in 2017. This is residence, not citizenship: the Indian passport stays.

The card is issued for 10 years and extended for another 10. No annual re-confirmation of conditions and no waiting for decisions: one cycle per decade.
There is no minimum stay in Hungary, and at extension the authority does not check the 90-days-in-180 rule. The status can be held while living in another country, including India or the UAE.
The fund units are your asset; the block is lifted after 5 years. For the permit extension the units must still be held at the time of filing. With a donation the extension requires no new investment.
The guest investor permit allows employment, self-employment and running a company. No change of permit purpose is needed when you take a job.
Spouse, minor children and dependent parents receive family reunification permits for up to 10 years with the right to work. Their extension does not require presence either.
Hungary is a Schengen country: with the permit you travel to other countries of the zone for up to 90 days in any 180. After 3 years of uninterrupted residence the national residence card, after 8 years citizenship.

We check nationality, source of funds, sanctions risks and family composition. We choose a fund from the list of qualified managers or a university donation.
Bank certificate of funds, origin-of-capital documents, declaration of the chosen investment, proof of accommodation in Hungary, translations, the authority’s form.
Filed at the Hungarian consulate in your country of residence or nationality (New Delhi or Mumbai for India, Abu Dhabi for the UAE). Fee EUR 110. The visa is valid for up to 6 months; processing time depends on the consulate.
We buy the units and block them for 5 years (or formalise the donation), certify the investment via Enter Hungary, file the residence permit application by the 30th day after first entry and give biometrics in person.
The term runs after proof of investment and excludes requests for additional documents. In case of refusal an appeal may be lodged within 8 days.
The card is posted to your Hungarian address. Changes to the investment are reported within 5 days. The extension is filed at least 30 days before expiry. After 3 years of residence, an application for the national residence card.
The official conditions are above. Below is how the programme works in real life, from our cases and research.
The government-bond residence programme closed in 2017, yet agency websites still promise its terms. The current programme is EUR 250,000 into a fund or EUR 1,000,000 to a university, and only on the authority’s documents.
The units are blocked for 5 years, at least 40% of the fund’s assets must be in Hungarian residential property, and the units must still be held for the extension. We choose the fund by its exit terms and reporting, not by who sells it.
There is no minimum stay for the permit. But the national residence card requires 3 years of lawful uninterrupted residence, a Hungarian culture exam and compliance with Hungary’s interests, and citizenship requires 8 years of residence and an exam in Hungarian. These scenarios are planned separately.
If you do not want to tie up EUR 250,000, there is a residence permit through a genuinely operating Hungarian company. In our practice that status takes six months to a year, and companies without turnover and activity do not pass. We compare both routes below.
The Hungarian business residence permit is a working route for an entrepreneur ready to run genuine activity in the country. In our practice the status is realistically obtained in six months to a year: by then the company must be registered and its activity confirmed by contracts, transactions and accounts.
The main limitation is an honest one: shell companies — companies without turnover and real work — do not pass. Registering a legal entity is not in itself a ground for residence: the migration authorities look at the economic substance of the business, not at its existence on paper.
We advise costing this route together with taxes and the expense of maintaining the company, and comparing it with other Hungarian grounds — for example the White Card for remote work (see the separate block). The specific requirements and timelines on the date of filing need to be checked before publication and filing.
| Guest Investor Programme | Residence through a Hungarian company | |
|---|---|---|
| Basis | Fund units from EUR 250,000 or a EUR 1,000,000 donation | A genuinely operating company in Hungary where you are founder or director |
| Permit term | 10 years, extended for another 10 | Shorter term, extended while the company genuinely operates |
| Presence | No minimum | Genuine activity required: turnover, contracts, accounts |
| Time to obtain | 21 days after proof of investment plus the visa | In our practice six months to a year with genuine activity |
| Work | Without restriction, including employment and business | Running your own company |
| Family | Reunification for the same term of up to 10 years | Reunification under the general rules |
| Capital | EUR 250,000 in a fund for 5 years, returnable | Share capital and the cost of maintaining the company |
Figures and conditions for the business permit are on a separate page; they are verified on the date of filing.

Who this programme suits in our practice.
You need a long-term status in an EU country without relocating or being present. EUR 250,000 goes into a fund for 5 years and stays your asset, while the card is issued for 10 years at once.
Spouse, children and dependent parents receive family reunification permits for the same term of up to 10 years, with the right to work and study. Permanent residence in Hungary is not required.
The guest investor permit allows employment, self-employment and running a company without separate permits — unlike most investment residence permits in the EU.
Hungary gives 10 years at once and requires no presence, but the investment goes into a fund, not into property you own. For Indian investors the EUR 250,000 needs LRS remittance planning. We cost liquidity, the lock-in period and the path to permanent residence, not just the threshold.
Our fee depends on the family composition and the investment chosen. We send the quote in reply to your message.

Request a quoteFor Garant IN family is a core value: family reunification permits are arranged for your relatives together with you or later under Act XC of 2023, for the same term as the investor’s. Below are the conditions from the authority’s documents, without generic phrases.
The spouse, including a registered partner under Act XXIX of 2009, receives a family reunification permit for up to 10 years with a single extension for another 10. The right to work in Hungary is unrestricted; no change of permit is needed when taking a job. Filing at the consulate or, on visa-free entry, in Hungary via Enter Hungary.
Minor children, including adopted and foster children, and the spouse’s children in the spouse’s custody. Adult children are not on the list of family members: for them a separate basis is chosen (study, work, their own investment).
The parents of the investor or of the spouse, where dependency is proved, are included in reunification on the same conditions and for the same term. Siblings and other ascendants only if they cannot support themselves for health reasons.
The investment does not depend on family size: EUR 250,000 into a fund or EUR 1,000,000 to a university covers the applicant and all family members. Each person pays their own fee: EUR 110 at the consulate, HUF 26,000 via Enter Hungary or HUF 39,000 in person. General residence conditions for each: accommodation, means, health cover. The 90-day presence requirement does not apply to the extension of family permits.
Filing is together with the main applicant or later. The statutory processing time for a family permit is 21 days excluding document requests. Garant IN's migration programme experts check each family member’s documents against the authority’s requirements in advance to rule out a refusal for an individual applicant. Verified on 6 October 2026 against the documents of the National Directorate-General for Aliens Policing (oif.gov.hu).
The programme’s conditions are the same for everyone. The difference is which fund you bought, how you proved the origin of the money and whether you missed one of the three deadlines after which the visa is revoked.
Half of the enquiries about Hungary are about the EUR 150,000 government-bond permit, which has not existed since 2017. We show what applies now, under Act XC of 2023 and the authority’s documents, not articles from a decade ago.
The authority publishes the list of qualified managers but not the funds’ conditions. We compare the lock-in period, fees, residential share, the redemption procedure after 5 years and what happens to the permit if you change funds.
The bank certificate and origin-of-capital documents are the backbone of the file. We prepare them for the consulate and the authority, with sanctions screening and the remittance rules of your country (LRS for Indian residents) in mind.
30 days for the application, 3 months for the investment, 5 days for change notifications. Missing any of them leads to revocation of the visa or refusal. We keep the calendar for you.
10 years without presence is convenient, but permanent residence after 3 years and citizenship after 8 require genuine residence and an exam. We decide in advance which scenario you need and build the address, taxes and family around it.
Wording pending approval.
The Guest Investor Programme is Hungary’s current ‘golden visa’: a residence permit for 10 years at once for real estate fund units from EUR 250,000 or a donation to a university from EUR 1,000,000. The basis is Act XC of 2023 on the entry and residence of third-country nationals, and the programme has run since 1 July 2024. The old government-bond residence scheme still advertised ‘for EUR 150,000’ closed in 2017 and has nothing to do with this page.
The programme suits business owners and investors who need a long-term status in an EU country without compulsory presence: the 10-year card is extended for another 10, there is no minimum stay, and work and business in Hungary are unrestricted. The family — spouse, minor children and dependent parents — receives permits for the same term. For Indian families this is residence, not a second passport: the Indian citizenship stays, and the EUR 250,000 is planned around LRS remittances.
It does not suit those who want to buy a flat instead of units: the property option is not on the authority’s current list. Nor those counting on permanent residence and citizenship ‘without moving’: the national residence card requires 3 years of genuine residence, citizenship 8 years and an exam in Hungarian.
A change in the data on which the investment was verified must be reported via Enter Hungary within 5 days. We keep the units until the extension; after 5 years the block is lifted.
The application is filed via Enter Hungary at least 30 days before the card expires, while the permit is valid. Condition: the units are held at the time of filing; with a donation no new investment is needed. Presence in Hungary is not checked.
Indefinite residence after 3 years of lawful uninterrupted residence with the permit: housing and subsistence, comprehensive health insurance, a clean record, a Hungarian culture exam, compliance with Hungary’s interests. Fee HUF 26,000.
Under Act LV of 1993 naturalisation is possible after 8 years of residence in Hungary with a document entitling you to permanent residence and a registered address, a clean record, housing and income, and an exam in constitutional basics in Hungarian. The decision is discretionary. India does not permit dual citizenship, so this step means giving up the Indian passport.

International migration consultancy since 2015.
Two levels of quality control: Garant IN's migration consulting and case management department runs a rigorous pre-application compliance screening (Pre-Due Diligence) and prepares the document package to 2026 requirements, while the application in Hungary is prepared and filed together with licensed local lawyers and authorised agents. This is how we minimise the risk of refusal at the preparation stage, before the documents reach the government authority.
The old government-bond residence programme, known on the market as ‘Hungary residence for EUR 150,000’, closed in 2017. The current Guest Investor Programme under Act XC of 2023 has run since 1 July 2024: real estate fund units from EUR 250,000 or a university donation from EUR 1,000,000, with a residence permit for 10 years at once. Any offer quoting EUR 150,000 refers to the closed scheme. The new government has promised to close the current programme as well, but as of October 2026 the law has not changed and applications are being accepted.
No. A residential property option was announced, but the authority’s current documents list only two routes: fund units and a university donation. We do not arrange the permit through a property purchase and do not advise counting on that option.
The fund must be registered by the Hungarian National Bank, its manager must be on the register of qualified market operators and manage assets of at least EUR 100 million, and at least 40% of the fund’s net assets must be invested in Hungarian residential property. The authority publishes the list of managers that meet Act XC of 2023 but does not advise on fund conditions. We compare the lock-in period, fees, the redemption procedure after 5 years and reporting.
Three. The residence permit application — by the 30th day after first entry on the guest investor visa. The investment must be completed within 3 months of visa issue and certified via Enter Hungary within 3 months of entry (nationals of visa-free countries: within 6 months of first entry). Changes to the investment data — reported within 5 days. Missing a deadline leads to revocation of the visa or refusal.
Under the authority’s rules the permit decision takes 21 days after proof of investment, excluding document requests. Add the preparation of the file, the visa examination at the consulate (timing depends on the consulate) and the purchase of the units. A realistic path from the first meeting to the card is several months; the exact timing depends on the consulate and the bank, and we will not promise ‘within a month’.
For the permit — no: there is no minimum stay, and at extension the 90-days-in-180 rule is not checked. But the national residence card requires 3 years of lawful uninterrupted residence, and citizenship 8 years of residence with a registered address. If the goal is permanent residence or a passport, you will have to live in the country.
Yes, without restriction: the guest investor permit allows employment, self-employment and running a company. The same applies to the family reunification permits of your relatives. No change of permit purpose is needed when taking a job; the employer only notifies the authority.
The permit itself does not make you a tax resident. Residence arises under the personal income tax law: a permanent home, 183 days in a year or the centre of vital interests in Hungary. Tax residents pay personal income tax at a flat 15% on worldwide income. Income from the fund and the exit are planned in advance with your country of tax residence in mind — for Indian residents, residential status under the Income-tax Act and the India–Hungary tax treaty.
There is no nationality ban in Act XC of 2023 or on the authority’s website: the programme is open to nationals of non-EEA countries, including India and the UAE. The consulate and the authority do check UN and EU restrictive measures and circumstances that objectively rule out the investment. The origin-of-funds check applies to everyone; for Indian residents the EUR 250,000 must be remitted under the Liberalised Remittance Scheme, which we plan before filing.
The units are blocked in a sub-account for 5 years on your own instruction, and the account keeper is released from banking secrecy towards the authority. A change in the investment data must be reported within 5 days, and for the extension the units must be held at the time of filing. An early exit is a risk to the status, so we choose the fund by its exit terms in advance.
The guest investor visa — at the Hungarian consulate in your country of nationality or permanent residence (New Delhi or Mumbai for India, Abu Dhabi for UAE residents). The residence permit — only in Hungary: online via Enter Hungary or in person at the regional directorate for your place of residence; in Budapest and Pest County by prior appointment. Biometrics are given in person in any case.
Hungary is in the Schengen Area: with the permit you stay in other countries of the zone for up to 90 days in any 180. After 3 years of lawful uninterrupted residence you may apply for the national residence card, after 8 years of residence with a permanent residence document and a registered address for citizenship, with an exam in constitutional basics in Hungarian. These are discretionary decisions with no ‘default’ timelines. For Indian nationals citizenship means giving up the Indian passport.
Parents — yes: the parents of the investor or of the spouse, where dependency is proved, receive a family reunification permit for the same term of up to 10 years. Adult children are not on the list of family members under Act XC of 2023; for them we choose a separate basis — study in Hungary, work or their own investment. The family may file together with you or later.
It does not: EUR 250,000 into a fund or EUR 1,000,000 to a university is one investment for the whole family. Only the fees grow (EUR 110 at the consulate or HUF 26,000 / 39,000 in Hungary per person) and the accommodation and means requirements for everyone. The units are issued in the investor’s name; family members need no investment of their own.
Yes. If the application is refused through the fault of our team or an error in building the case, we refund the company's service fee less a minimal retention for costs actually incurred. Refund terms, the payment schedule and the rules on retaining service costs are fixed in the contract before work begins. Before we start, we check your documents and risk history free of charge and tell you about any risks in advance.
