Facts verified October 8, 2026
- Property from AED 2,000,000
- One or more properties in the UAE with a total value from AED 2,000,000, fully registered in the applicant's name. DLD in Dubai counts the value at the purchase price at the time of the transaction and requires the applicant to be inside the UAE. A mortgage is allowed if financed by an approved local bank; in Dubai the bank issues a no-objection letter stating the paid amount and the balance. Under ICP rules off-plan counts if purchased from an approved local real estate company; the DLD service requires an e-Certificate of Title, so for units under construction we check applicability in advance.
- Deposit, fund or company from AED 2,000,000
- A deposit from AED 2,000,000 in an investment fund or a national bank; a UAE company with capital from AED 2,000,000; a shareholding from AED 2,000,000 in an existing or new company; or a company that pays the state at least AED 250,000 a year in taxes. The capital must be fully owned by the investor and not derived from a loan. Under GDRFA Dubai rules the deposit or investment cannot be withdrawn during the Golden Residence term.
- Entrepreneurs
- An owner or partner of a UAE-registered SME in an approved field with annual revenue from AED 1,000,000; or approval of the business idea by an accredited incubator, the Ministry of Economy, ICP or a local authority; or a founder of ventures sold for a total from AED 7,000,000.
- Professionals and talents
- Professionals in senior occupational levels with a valid UAE work permit, a bachelor's degree and a salary from AED 30,000 a month (or equivalent). Doctors, scientists, inventors, creatives, executives, athletes and PhD holders — under separate ICP criteria: recommendation letters, degrees, experience.
- Insurance and passport
- A valid UAE health insurance policy and a passport valid for at least 6 months. ICP accepts investment-category applications from applicants inside the UAE; those abroad receive a 6-month multiple-entry visa, renewable for another 6 months.
- Where to apply
- Federal level — ICP (smart services, eligibility check); Dubai — GDRFA via UAE Pass or AMER centres. Investors in Dubai property go through DLD: the Cube centre at Al Manara, Dubai World Trade Centre or authorised trustee centres; the investor attends in person, representatives are not permitted.
